Hey Carl, I have approached 3 separate builders (general contractors) about bidding to build my house. When I mention that I am ALSO getting bids from sub-contractors so I can evaluate if it makes sense for me to G.C the house myself, I get the EXACT same replies:
1. The permit/inspection/approval process is too hard and I NEED a pro to do it, and
2. Subcontractors are going to give him a MUCH better price because they give them so much business.
What's the scoop?

You don’t need the scoop, you need a shovel for that B.S.
I have heard these two sales pitches (as well as others) for decades.
1. If the permit process was so hard, based on some of the builders I know, no one would be able to get a permit. The reality is, the process has hoops to jump thru, and you just have to follow directions.
I’ve had building inspection departments tell me that they would rather deal with an owner/builder than a professional builder. Owner/builders don’t act like they know it all, and don’t act like prima donnas. They treat the inspection department personnel with respect.
2. Subcontractors I know would rather work for owner/builders for the same reasons above.
And, because owner/builders pay their subcontractors on time (and you should mention this to them) you can often get a better price than a professional builder can. Professional builders are notoriously slow in paying their subs, often making them wait 90 days, or longer for their money. Disgraceful!
